For simplicity, we offer two main services to landlords; a letting only service and a full management service. Depending on the size and diversity of your portfolio, we may be able to work with you to create a bespoke service.

We believe our fees are priced extremely competitively but discounts may be available to portfolio landlords. All fees include VAT and our letting fees are only payable upon success, no let, no fee!
We charge a fixed fee of 50% of the first months rent with a minimum fee of £299.
For student properties let to a group, we charge a fixed fee of £120 per bedroom with the same minimum fee as above. There is also a fee of £60 to advertise student property on Liverpool Student Homes (LSH). The LSH fee only becomes payable if we do not find tenants otherwise it is included in our letting only fee.
We charge 10% of the rent collected and £239 every time we have to find a new tenant. There is an increased fee of 12% of the rent collected for tenancies were one or more of the tenants are in receipt of housing benefit.

|Smoke Alarms & CO Detectors||There is a legal requirement for at least one smoke alarm on each habitable floor of a rented property and a CO detector in any room containing a solid fuel burning appliance. We use Fire Angel devices that conform to British Standards and contain a 10 year sealed battery. Price is per device (smoke alarm or CO detector) and includes fitting. The price of the first device includes a call out charge.||£50 for first device then £25 for each additional device|
|Electrical Installation Condition Report (EICR)||Valid for 5 years. Not yet a legal requirement but may become mandatory in the future.||Varies by property|
|Liverpool Landlord Licensing||Legal requirement when letting a property, valid for 5 years as from 1/4/15. Liverpool City Council charge £206 no VAT for the licence. We charge £114 inc. VAT for the application. Costs are per property||£320|
