Thank you for your interest in renting a student property through Atlas Estate Agents.

Please complete the following form if you wish to apply to rent one of our student properties. You can complete this form either individually or as a group.

As part of our application process, each tenant and guarantor will be thoroughly referenced by our referencing partner, Let Alliance.

The referencing procedure for each student will compromise of;

  • Credit check (covers adverse credit, CCJs, IVAs and bankruptcy)
  • Previous landlord(s) reference (if applicable)

The referencing procedure for each guarator will compromise of;

  • Credit check (covers adverse credit, CCJs, IVAs and bankruptcy)
  • Verification of employment (or self employement) and income including any Government benefits that they may receive
  • Confirmation of residency (home owner or renting)

If you feel a tenant or guarantor may fail a credit check and/or you may not receive a favourable employment and/or previous landlord reference then please provide more information in the 'Notes/Comments' section below. If a tenant or guarantor fails our referencing procedure then depending on the circumstances we may still be able to proceed with the tenancy through the introduction of another guarantor or via payment of the rent in advance for the entirety of the fixed term.

Holding Deposit/Security Deposit

The holding deposit for this property is equal to one weeks rent, . The weekly rent is calculated by multiplying the monthly rent by 12 then dividing it by 52.

The security deposit for this property is . The holding deposit will go on to form part of your rent/security deposit. The balance of any rent/security deposit is payable before you move in.

Only if instructed to do so, can you please arrange to pay the holding deposit of into the following account;

Unfortunately we cannot accept cash, debit/credit cards or cheques.

The holding deposit is non refundable if any relevant person (including any guarantor(s)) withdraws from the tenancy, fails a Right to Rent check, provides materially significant false or misleading information or fails to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

We work in partnership with Let Alliance who will provide you with a no obligation quote for tenant liability and contents insurance upon completion of your reference application.

Client Money Protection

Atlas Estate Agents is a member of 'ARLA Propertymark', which is a client money protection scheme. The accounting rules of our client money protection provider can be found by clicking here and a copy of our client money protection certificate can be found by clicking here. We are also a member of 'Property Ombudsman', which is a redress scheme.


Unfortunately we cannot guarantee the property is yours until the holding deposit is paid and you have passed referencing. Upon receipt of the holding deposit, the property will be held for you whilst the referencing takes place.
