As part of our application process, you and your guarantor will be thoroughly referenced by our referencing partner, Let Alliance. The referencing procedure will compromise of;

  • Credit check (covers adverse credit, CCJs, IVAs and bankruptcy)
  • Verification of your guarantor's employment and income including any Government benefits that they may receive
  • Confirmation of residency (home owner or renting)

Tenant Details

Acceptable file types are png, jpg, jpeg, bmp, pdf, doc and docx. Maximum file size is 8 mb per file with an overall maxium of 38 mb for all files attached to the application.

To satisfy government 'Right to Rent' checks introduced in February 2016, we require a copy of the main page (the page containing your photograph) of your passport. Please ensure the copy is legible and the whole page of the passport is visible. You will be required to bring the original with you on the day you sign your tenancy agreement as we are required to check its authenticity.

Tenant Liability & Contents Insurance

We work in partnership with Let Alliance who will provide you with a no obligation quote for tenant liability and contents insurance upon completion of your reference application. Alternatively, you can provide us with a copy of your current policy details prior to your move in.


Unfortunately we cannot guarantee the property is yours until our agency fees and the holding deposit (if applicable) are paid and you have passed referencing. Upon receipt of our agency fees and the holding deposit (if applicable), the property will be held for you whilst the referencing takes place.
